Foundation crack repair in Montreal

A vertical crack in the basement wall, water coming in every spring, a damp stain that keeps coming back or a stair-step crack in a block foundation: Dahomey Construction repairs foundation cracks in Montreal and the surrounding areas. We look at the crack, find where the water comes from, then choose the right repair: injection from the inside, repair from the outside or waterproofing of the wall. Based in Ahuntsic, our team explains what it sees before starting.

What we do

Types of work: foundation cracks

Injected foundation crackType 01 · Foundation cracks

Crack injection

For a crack in a poured concrete foundation, injection from the inside is often the simplest solution. We clean the crack, install injection ports, seal the surface, then inject a resin that fills the crack through the full thickness of the wall. The resin blocks the water. This repair is done without digging, so your landscaping stays intact. The crack must be reachable from the inside: if the basement is finished, a small opening in the wall covering is often enough.

Joint between the foundation wall and the slabType 02 · Foundation cracks

Wall and slab joints

Water often comes in at the bottom of the wall, where the foundation meets the basement slab. This joint opens over time and lets moisture through, especially in spring. We clean and seal this joint with a product made for damp concrete, so it stays flexible and watertight. It is a targeted repair, often done together with a crack injection.

Exposed concrete foundation wallType 03 · Foundation cracks

Wall waterproofing

Repairing a crack fixes one entry point. When the wall is exposed, it is the right time to protect its whole surface: cleaning, repairing visible defects, a waterproofing membrane and, if needed, a drainage board that guides water to the drain. These steps are done once, while the wall is accessible, and protect the basement for a long time.

Type 04

Exterior repair

When the crack is wide, the inside is not accessible or water comes in at several places, the repair is done from the outside. We dig along the wall down to the crack, clean the concrete, repair the crack and apply a waterproofing membrane before backfilling. It is a bigger job, but it treats the wall on the side where the water arrives. It also lets us see the condition of the wall and the drain along the whole exposed area.

Type 05

Block foundations

Many houses and plexes in Montreal built before 1980 have concrete block foundations. These walls tend to crack in a stair-step pattern along the mortar joints, and water can travel through the hollow cores of the blocks. The repair needs a different approach than for a poured concrete wall: repointing, exterior repair and waterproofing. If a crack suggests the wall is moving, we recommend an engineer’s opinion before going further.

Our approach

A crack is repaired starting with its cause

01.

Not all cracks are serious. Concrete that cures makes small shrinkage cracks, often harmless. But a crack that lets water in, gets wider or runs horizontally must be examined.

02.

Before proposing a repair, we look at the width of the crack, its direction, the moisture around it and what is happening outside: gutters, the slope of the yard, the condition of the drain. An injection does not fix a drainage problem.

03.

We tell you plainly whether the crack needs a simple injection, an exterior repair or an engineer’s opinion. Nothing is added to the quote without you understanding why.

04.

Because we also do parging, slabs and demolition, we can redo whatever is removed during the work: foundation parging, steps, sidewalk or slab around the house.

Clear answers

Frequently asked questions

How much does foundation crack repair cost?

The price depends on the length of the crack, the method, access and what has to be removed. We prepare a detailed quote after the visit.

Is a foundation crack serious?

Not always. A thin, dry crack is often shrinkage. A crack that lets water in, gets wider or runs horizontally should be examined quickly.

Repair from the inside or the outside?

Injection from the inside suits many cracks in poured concrete. Exterior repair is better when water comes in at several places or the inside is not accessible.

Can a crack be repaired in winter?

Injection from the inside can be done all year. Repairs that require digging are better planned when the ground is not frozen.

Do I need a permit for this work in Montreal?

It depends on the work and the borough. Many exterior projects require a permit from the borough. We check with you what applies before we start and tell you what steps to take.

Do you hold an RBQ licence?

Yes. Dahomey Construction holds RBQ licence 5825-5522-01. You can check it in the public registry of the Régie du bâtiment du Québec before the work starts.
