Parging application and repair in Montreal

Parging that cracks, comes off in patches or shows the foundation blocks underneath: Dahomey Construction applies and repairs foundation parging in Montreal and the surrounding areas. Parging protects the above-ground part of the foundation against water, frost and impacts, and gives a clean finish to the bottom of the house. We remove what no longer holds, prepare the surface and apply new parging, smooth or textured as you prefer. Based in Ahuntsic, our team works on houses, plexes and buildings.

What we do

Types of work: parging

Parging repair

Damaged parging does not always need to be redone entirely. We find the areas that sound hollow or are coming loose, remove them down to sound material, then repair with a compatible mortar. The repair is finished to blend in as well as possible with the existing parging. When there are many damaged areas, redoing all the parging becomes simpler and more durable, and we tell you so during the visit.

New foundation parging

To redo parging completely, we remove the old one, clean the wall and repair cracks and chips in the concrete or blocks. A mesh or bonding coat is applied if needed, then the parging goes on in one or more coats depending on the surface. The lower part near the ground gets special attention: it takes the water, snow and salt.

Type 03

Smooth or textured finishes

Parging can be smooth, floated, sanded or textured. We show you the options and choose with you a finish that suits the house and the rest of the façade. The parging can then be painted with a product made for masonry that lets the wall breathe. An even finish along the whole foundation immediately makes the house look better kept.

Type 04

Surface preparation

Parging holds only as well as the wall underneath it. We clean the surface, remove peeling paint, repair cracks and make sure no water is coming up from behind. On a block wall, damaged joints are redone before application. This preparation is the least visible part of the job, but it is what keeps the new parging from coming off after a few winters.

Type 05

Parging after other work

After a drain replacement, an exterior crack repair, the demolition of steps or new landscaping, the foundation is often left bare or damaged. Because we also do that work, we can follow up with the parging and leave a finished, protected foundation, without waiting for another contractor.

Our approach

Parging lasts if water does not get behind it

01.

Most parging that comes off has the same problem: water seeping behind it, freezing and making the coating burst. Redoing the parging without fixing the cause means redoing it again a few years later.

02.

Before applying new parging, we look at the slope of the yard, the gutters, the cracks and the joint with the siding above. These details make the difference.

03.

Foundations in Montreal face harsh winters, salt and freeze-thaw cycles. We choose mortars made for exterior use and apply the parging when the temperature allows.

04.

Parging is part of our concrete work: crack repair, slabs, sidewalks and demolition. One team can prepare, repair and finish the foundation, then come back for the steps, the sidewalk or the slab next to it if they need work too. Nothing is left half done between two contractors.

Clear answers

Frequently asked questions

How much does foundation parging cost?

The price depends on the length and height of the foundation, the condition of the wall and the finish. We prepare a quote after the visit.

Redo all the parging or just repair it?

If the damaged areas are limited, a repair is enough. If the parging sounds hollow in several places, it is better to redo it.

When can parging be applied?

When the temperature allows, usually from spring to fall. Parging must not freeze while it cures.

Can parging be painted?

Yes, with a paint made for masonry that lets the wall breathe, once the parging is fully dry.

Why does my parging keep coming off?

Usually because water gets behind it: a crack in the wall, a yard that slopes toward the house or gutters that drain at the foot of the wall. The water freezes and pushes the parging off. We fix the cause before applying new parging.

Can you parge a block foundation?

Yes. Block foundations are common on older Montreal houses and plexes. Damaged mortar joints are redone first, then the parging is applied over a bonding coat suited to the blocks.

Do I need a permit for this work in Montreal?

It depends on the work and the borough. Many exterior projects require a permit from the borough. We check with you what applies before we start and tell you what steps to take.

Do you hold an RBQ licence?

Yes. Dahomey Construction holds RBQ licence 5825-5522-01. You can check it in the public registry of the Régie du bâtiment du Québec before the work starts.
